Things to consider:

  1. In most cases, the price of your home will NOT be less if you don't have representation?
  2. Most builders will not pay your agent unless he/she is with you on your FIRST visit to the model center. It is important that you allow your agent to register you with the builder, otherwise, the builder will not recognize your representative.
  3. Most contracts that you will sign with a builder are written in favor of the builder and it's preferred lender.
  4. In a rising real estate market, "pre-construction pricing" is often based on the anticipated market value of the home when it is completed, NOT when it is started.
  5. In a falling real estate market (like the one we're in now), "pre-construction pricing" is often based on the market value of the home when it is started, NOT when it is completed.
  6. Read numbers 3 & 4 again.
